About Us

Investing in Arizona, Illinois and Nevada real estate
Fringe Capital Partners and their predecessors were founded in early 2015 with the goal of providing generational multifamily investment vehicles through sponsor commitment, strategic partnerships and multiplatform management. In early 2020, Fringe expanded to the Phoenix/Scottsdale market. Leveraging 20+ years of combined experience in general contracting, property management, and real estate acquisition, Fringe is well situated to acquire, reposition, and maintain multifamily assets through vertically integrated teams in target markets.
The Team

Josh Meister, Principal
Josh is a 2018 graduate from the University of Denver’s Daniels College of Business. In 2017, while attending DU, Josh joined MadHern LLC, a vertically integrated property management firm in Chicago, IL. Gaining the skills and understanding of property management, Josh used his experience as a catalyst to co-found Fringe Capital Partners in early 2019. Since his tenure at Fringe, Josh has become a licensed broker and has led the acquisition team to building an $200M+ real estate portfolio. Josh focuses mostly on acquisitions, debt, underwriting, and investor relations. In his free time, Josh serves as a mentor for Superpower Consulting, a mentorship program for kids with ADHD, Dyslexia, and other learning disabilities.

Michael Madonis, Principal
Over a 17-year career, Michael has successfully developed and managed business platforms in real estate development/acquisition, property management, and fitness. From 2003-2009, Michael worked for his family’s Chicago based development firm, Madonis Development. Holding a position as a project manager, Michael led ground-up development projects up to $5 million. Embracing his entrepreneurial spirit, Michael developed a fitness concept generating $5.6 million in revenue and climbing in 2010. Using his development experience, Michael saw an opportunity in 2015 and co-founded MadHern LLC, a Chicago based property management company. After four years of managing 300+ units, Michael co-founded Fringe Capital Partners.

Brian Cook, Controller
Brian is a 2018 graduate from the University of Iowa’s Tippie College of Business, majoring in both Accounting and Finance. Following graduation, Brian joined Mercer GHSC, a boutique consulting firm that assisted governmental entities with their Medicaid health programs. Following his work at Mercer, Brian worked for JS Held in their restructuring group, assisting with one of the largest construction bankruptcies in the last 20 years. Most recently, Brian worked for ANGI as a corporate strategy manager, operating a $200M business unit. Brian’s primary focus is on financial modeling, company profitability, operational efficiency, and investor relations. In his free time, Brian is an avid golfer and hiker, spending as much time as he can outdoors.

John Zemaitis, Head of Construction
John is a graduate of Arizona State University’s College of Engineering with a degree in Construction Management. He started his career in 2007 as a superintendent for a high-end custom home builder in Phoenix, AZ. He then joined the KBR project team in 2009 constructing a gas to liquids refinery for Chevron in Nigeria. At completion of the project, John stayed in Nigeria to develop and implement the OnStream inspection program for Chevron’s operating refinery. While still working in Nigeria, John founded PDG Construction in 2017 specializing in home remodeling in Phoenix. After 12 years in Nigeria, John returned to Phoenix full-time in 2021. John brings his diverse project management and construction skills to the team. In his free time, John is an Open Water Marathon swimmer with many long distance swims in the US and in countries around the world, and plans for more in the future.

Kim Gonzalez, Operations Manager
As an Operations Manager, Kim oversees and manages the daily operations of all portfolio communities. She has held multiple roles in the industry as a leasing consultant, assistant manager, due diligence auditor, and property manager. Through her years in property management, Kim has managed community financials, planned unit turns and maintained property financials. Kim has built a solid background in customer service and interpersonal skills, giving her the ability to form strong relationships with both tenants and vendors. In her free time, Kim enjoys baking, home remodeling projects, and camping with her family.
